What to check before a property viewing
Prepare for a property viewing with questions about the home, measurements, included items, running costs and the appointment.

Make the viewing answer your questions
A useful viewing begins before you arrive. Read the listing, request the brochure and write down what you need to confirm. Bring the property link and any floor plan supplied by the owner so you can connect the photographs and measurements with the rooms you see.
Confirm the appointment
Ask whether the property is still available, agree a date and time, and confirm the meeting point. A viewing enquiry starts the arrangement; wait for a reply confirming the appointment. If you will be travelling, ask how long to allow for the visit and whether there are access instructions.
Explain any practical needs in advance, such as difficulty using stairs or a wish to inspect a roof terrace. Ask whether all parts of the property shown in the listing will be accessible during the viewing.
Check the layout and condition
Walk through the rooms in order. Consider where you would place your own furniture, how doors open and how much storage is available. Check access to terraces, gardens and parking. Compare the layout with the floor plan and ask about any differences.
Look closely at visible signs of wear, damp or unfinished work, and ask for an explanation. Try normal controls with permission, including lights, taps and air conditioning. A viewing helps you identify questions; a professional inspection may be needed to assess condition properly.
Clarify what the price includes
Ask which furniture, appliances and fittings are included, and request a written inventory when relevant. Find out which outdoor spaces are private and which facilities are shared. Ask about service charges, maintenance responsibilities and any works the owner knows are planned.
Separate what exists today from an owner’s suggestions for future changes. A place where a pool could be added is different from a home with an existing pool. Ask for supporting details when a feature will influence your decision.
Leave with a clear follow up
Take notes and photographs with permission. List the documents or answers you still need and send one concise follow-up enquiry with the property name. Before committing to a purchase, obtain independent professional checks suited to the home and transaction.
To arrange your first visit, open the property page, select Book a viewing and tell the owner your preferred dates and language.
